For single-source accountability and a full-service approach, we will provide a design-build services package, placing the design and construction responsibilities under one contract between the owner and the contractor. This proposal may be a lump-sum or a cost plus a fee contract, with the architect/engineer being an independent firm operating under a contractual relationship with the contractor. Construction may start before design is complete, if required to save time. Cost savings often occur by having a single source responsible for both designing and constructing the facility.
